James Robinson - Son - All the Household furniture, plate, linen, china, books and pictures which I shall be possessed of at the time of my death to dispose thereof as he shall think proper. That in as before and remaining all my Freehold and leasehold Messuages, Cottages, Tenements, Lands and Real Estate whatsoever with Appurtuances situate standing lying and being at Conisbrough in the said County of York. And also all and every my money securities for money goods chattels and other my personal estate and effects whatsoever which I shall be dispossessed of at the time of my decease to dispose of thereof as he shall think proper.
Trustees to ensure that the annual rents and profits of said real estate and the annual interest and dividends of said personal estate goes to son James Robinson and his assigns for and during the term of his natural life and from and immediately after his decease that they the said trustees or the survivor of them or their heirs shall and do make sale of all said real estate either by public auction or private for the most money and best price, amounts arising from sale
